Financial and Accounting

  • Monthly Financial Statements. The Board of Directors will be provided every month with a set of financial reports.

  • Payment of all accounts. Drawing necessary cheques with correct accompanying documentation and submitting for Board approval and signature.

  • Collection of unpaid common expense assessments. Issuance of Notice to Lien to Owner.

  • Financial Audit. Provide financial records and assist the Auditor's Office with the preparation of the annual financial audit.  

  • Operating Budget. Two months prior to the beginning of the new fiscal year we will prepare and submit for approval a draft operating budget to include best estimates of all expenses of the operation of the Property for the coming year.

  • Reserve Fund Investment Plans. We will compile the cash flow and generate comprehensive investment plans.

Physical Building Management and Preventative Maintenance

  • Main Goal: To arrange for the effective and economical operation and maintenance of the Property.

  • Site-Manager/Board Inspections. On a monthly basis, the manager will inspect the common elements and provide a written report with recommendations to the Board of Directors.

  • Preventive Maintenance Programs. PM systems will be implemented for each piece of major equipment. The systems will include maintenance planners, monthly logs of preventative maintenance and repairs including associated costs.

  • Staff Supervision. Creation and implementation of job descriptions, employment contracts for the corporation employees. Staff training and discipline programs.  

  • Major Repair/Replacement Projects. Review of Reserve Funds recommended major repairs and replacements. Liaise with the engineers on periodic mandated Reserve Fund updates.

  • Project Management. We use specific project management techniques for all major projects.
